Despite cooling citywide market trends, the Bronx achieved a major new milestone as Fieldston claimed a spot among the city’s leading neighborhoods. Fieldston’s 149% YOY median sale price surge — the sharpest price increase among the city’s most exclusive neighborhoods— propelled it to the top 50 from its year-ago position at #140, to now rank as #41.
Key highlights from the report:
- The median sale price in the Bronx’s Fieldston went up from $338K to $840K YOY
- The Bronx underwent the least drastic transactional slowdown among the four boroughs at 19% YOY
- Citywide sales decelerated 35% while 46 of NYC’s priciest neighborhoods logged decreases;
- NYC median sale price dropped by $58,000 YOY as market continued to cool;
- 31 neighborhoods posted medians of $1M and over, two fewer than in Q1 2022.
