PropertyShark’s latest foreclosure report shows that NYC’s foreclosure incidence contracted 23% Y-o-Y to total 319 first-time filings in Q3, the lowest citywide figure in nearly four years. This was fueled by strong contractions in Brooklyn, Manhattan and Queens, with Q3 foreclosure totals in all three boroughs reminiscent of 2022 post-moratorium levels.
By contrast, the Bronx more than doubled, rising 107% Y-o-Y to 89 first-time filings for the borough’s second most active post-pandemic quarter. Plus, this also marked the third consecutive quarter of Brooklyn trailing the Bronx.
Here are some more highlights:
- NYC’s foreclosure hotspot moved to zip 10473 in southeast Bronx, concentrating 13 first-time filings;
- Queens remained the city’s most active foreclosure market with 106 first-time filings but also registered its second slowest post-pandemic quarter;
- Manhattan foreclosures dropped 47% Y-o-Y to 31 new cases for the borough’s second-slowest quarter in four years;
- Brooklyn foreclosures dropped 50% Y-o-Y to just 57 cases for the borough’s second slowest quarter in four years;
- NYC pre-foreclosures rose 10% Y-o-Y, while the Bronx was nearly flat, ticking down 1% Y-o-Y to 265 lis pendens.
