PropertyShark has released the 11th edition of its annual ranking of the 100 most expensive ZIP codes in the United States, finding that more than two-thirds recorded higher median sale prices than the previous year. The 2026 ranking is based on closed residential sales, providing a picture of actual market prices rather than property listing prices.
Atherton, California, reclaimed the national top spot as ZIP code 94027 recorded a median sale price of $10.73 million, a 29% year-over-year increase. The result marks the first time a ZIP code has reached an eight-figure median sale price in the ranking, following Atherton’s loss of the top position to Fisher Island, Florida, last year.
The entry threshold for the top 100 also increased, reaching $2.22 million, up 9% from 2025 and 69% compared with 2016. Nine ZIP codes recorded median sale prices above $5 million, while 52 reached at least $3 million.
TriBeCa Leads New York City’s Most Expensive ZIP Codes
New York City placed three Lower Manhattan ZIP codes in the national top 100, led by 10013, which ranked 26th with a median sale price of $3.85 million. Covering the TriBeCa, SoHo and Chinatown area, the ZIP code was the city’s highest-ranked entry.
ZIP code 10007, covering TriBeCa and the Civic Center area, ranked 32nd with a median sale price of $3.52 million. Meanwhile, 10012, encompassing SoHo, NoHo and Greenwich Village, placed 79th at $2.43 million. Both ZIP codes returned to the ranking in 2026.
Westchester County also recorded a milestone, placing three ZIP codes in the top 100 for the first time. Rye’s 10580 led the county’s entries, ranking 69th nationally with a median sale price of $2.58 million.
Sagaponack Rises to Second Place Nationwide
Sagaponack, on Long Island’s South Fork, climbed back to second place nationally after its median sale price increased 24% year over year to $7.35 million. The community also led New York State for the ninth consecutive year.
The New York metropolitan region tied the San Francisco Bay Area as the country’s most expensive metro region, with each accounting for 31 ZIP codes in the top 100.
Luxury Home Prices Continue to Rise
The 2026 ranking highlights the continued strength of the country’s most expensive residential markets. More than two-thirds of the ZIP codes included in the list recorded year-over-year price increases, while the higher entry threshold reflects the rising cost of homes even among the lower-ranked markets.
PropertyShark’s annual analysis uses completed residential transactions to measure median sale prices, offering a view of the prices buyers actually paid during the period studied.
