In a new report, PropertyShark investigates the lowest home prices across metro New York over the past 12 months. We found that only 40 of the 240 locations analyzed surpassed the metro median of $441/sq. ft., with five communities actually staying under $200/sq. ft.
Among them was Bushkill, PA, as the #1 most affordable community in metro New York with a median sale price of just $143/sq. ft. Closer to NYC however — specifically, no more than a 30-minute drive away — the best-priced market for homebuyers is Newark at 228/sq. ft.
Other key findings include:
- Hudson County’s Bayonne ($286/sq. ft.) is the #2 most affordable market for homebuyers within a half-hour drive of NYC
- The Bronx is the #3 most affordable place to buy a home within 30 minutes of Manhattan, at just $299/sq. ft.
- Staten Island is just $1 under the metro’s $441/sq. ft. median sale price
- Westchester County claims two of the five largest median home sizes in the metro with Bedford (3,100 sq. ft.) and Harrison (3,530 sq. ft.)
- Port Jervis ($157/sq. ft.) is the best-priced market for metro New York buyers looking to retain their New York State address, while Wantage ($194/sq. ft.) is the best-priced New Jersey market within the metro.
- Manhattan and Sag Harbor have the highest median sale price per square foot, coming in at $1,310/sq. ft. and $1,005/sq. ft., respectively.
