Bronx Foreclosures Hit 7-Year High

PropertyShark’s latest foreclosure report shows that NYC’s foreclosure incidence contracted 5% Y-o-Y to total 388 first-time filings in Q2. But behind that modest citywide decrease, boroughs moved in vastly different directions. 

The Bronx was the standout story of Q2, closing with 109 first-time filings, the strongest quarter in more than seven years, after cases nearly doubled Y-o-Y. That surge made the Bronx the city’s second most active foreclosure market, surpassed only by Queens, in a dynamic last seen nearly a decade ago. The Bronx also claimed NYC’s foreclosure hotspot with zip 10469, which concentrated 16 new cases in an area covering parts of Allerton, Baychester, Laconia, Pelham Gardens and Williamsbridge.

  • Bronx single family home foreclosures drove much of the borough’s surge, rising steadily over the past year from 32 cases in Q3 2025 to 79 in Q2 2026;
  • Queens maintained its lead as the city’s most active foreclosure market with 140 first-time filings with a 9% Y-o-Y increase;
  • Brooklyn’s caseload was more than halved to 56 first-time filings, marking the slowest quarter in four years;
  • Manhattan fell to 29 first-time filings after a 37% Y-o-Y drop, its lowest figure in four years.
