Eight-Story Residential Building To Replace House At 3641 Johnson Avenue, Riverdale

New development rarely happens in Riverdale, a northwestern Bronx neighborhood where low-density zoning has protected wealthy areas full of single-family homes. But new, mid-rise buildings are allowed on several blocks along the Henry Hudson Parkway. A developer hopes to build on one such project at 3641 Johnson Avenue.

Flushing-based C&Z Realty Development filed plans for an eight-story building, replacing a two-and-a-half story house between West 236th and 238th Streets, just off the Parkway. The plans call for 26 apartments and 28,101 square feet of residential space, for a spacious typical unit measuring 1,080 square feet.

Each floor would have two to three units apiece, except for the fourth floor, which would hold just one unit. There would also be an eight-car garage, although no parking is required because the lot is relatively small.

C&Z picked up the 7,000-square-foot property for $2,300,000 in March 2016, paying $81 per square foot of its planned project. Michael Kang Architect, also based in Flushing, applied for the permits.
