Kathy Zamechansky represented The Children’s Aid Society in the purchasing of 3 vacant lots totaling 9,172 square feet square feet and a 4,300 square foot building on a 14,335 square foot lot at 1232 Southern Boulevard and 1218-1224 Southern Boulevard in Bronx. Yuri Aronov of Yustas Real Estate Services represented landlord, Louis Corona of LCRF Enterprises, LLC, in the $3.4 million deal. The Children’s Aid Society, an independent, not-for-profit organization that serves young children, adolescents and their parents, will be building a charter school on the premises. For over 160 years, the charity has been assisting impoverished children in New York’s 5 boroughs and Westchester County from before birth up until college to prepare them for a life of opportunity and success through foster care, counseling, health services, after-school and weekend programs, camps and other youth development programs.

“The Children’s Aid Society is one of many non-profits making important changes in the city through their honest efforts and hard work,” Zamechansky said. “It’s critical to get them the right space to support their mission.”

“KZA was a great partner in locating a range of potential sites for our Bronx Community School project. KZA understood what we were looking for, where we needed to be, and was relentless in pounding the pavement to find a property that worked for us,” said Dan Lehman, Vice President and CFO of the Children’s Aid Society.

At Hutch Metro Center Atrium’s 1776 Water Place in Bronx, KZA Associate Broker Sherry M. Scanlon represented landlord, Simone Development, as well as new tenant, Tatiana’s Day Spa & Hair Salon, to secure a 10-year lease of 1,250 square feet for an estimated total of $402,000.00. With this deal, Tatiana’s Day Spa & Hair Salon will become the only spa located in the vicinity of the new Marriott Hotel.

Scanlon also recently represented owners Anthony Martello and Rino Monteforte along with tenant, Mo’s Electrical and General Construction, in the 5-year lease for a 1,800 square foot office space at 1401 Blondell Avenue in the Bronx for $135,000.00.

“Bronx has a lot of positive momentum and it is important to keep the economy moving forward,” said Scanlon. “I am thrilled to be able to help my clients grow their business in the Bronx.”
